Roof Repair and Leak Assessment
A roof leak does not always begin directly above the place where water becomes visible inside your home. Water can travel beneath roofing materials, along roof decking, around flashing or through penetrations before appearing on a ceiling or wall. Pro Installations begins with an inspection of the visible problem and accessible surrounding roof areas to help identify the likely source before recommending a repair.
Finding the Source of a Roof Leak
Our inspection may include shingles, valleys, penetrations, step and counter flashing, skylights, roof edges and other accessible components. Information about when the leak first appeared, whether it occurs during heavy or wind-driven rain and whether repairs have previously been attempted can also help us understand the problem.
Our objective is to address the likely source rather than simply covering the visible symptom.
Focused Roof Repairs
When the surrounding roofing system remains in serviceable condition, a localized repair may be appropriate. Depending on the condition found, this can include damaged shingles, flashing, penetrations, skylight details or another localized roofing component.
We explain the proposed repair area, materials and expected work before moving forward. If concealed damage becomes visible after materials are opened, we document the condition and discuss any necessary change in scope.
Repair or Replacement?
Not every roof leak means that a complete replacement is required. However, repeated leaks, widespread deterioration, extensive storm damage or problems across multiple roof areas may make replacement worth considering.
Our recommendation is based on the visible condition of the roof and surrounding system rather than automatically recommending replacement.
